Trust me, if and when it comes time to list my home for sale, I will include “ocean” along with the other appropriate view options, to describe my house. While these may not be a huge draw for a qualified buyer, I present the position that any description of a view is a better option than “none.” Even using the “See Remarks” option to describe the ocean view from the common area rooftop patio might attract more interest. Looking through a small sample, the photos invariably showed at least one tree and one neighbor’s house. There are, as of the filing of this column, 314 active listings in Orange County, ranging in price from a $120K manufactured home to a $6.9 million single-family detached home, with “none” indicated in the View field. If your property has at least one window, you must be able to either see your neighbor’s home or a tree, right? My position is that listing your house with no view is a disadvantage that can be easily overcome, with some creativity and subjectivity. For example, one of the 42 choices in the View category is “none.” Why in the world would anyone ever choose “none” when the options “neighborhood” and “trees/woods” in this category are available?

While the photos of your house will show buyers most of what you have to offer, the description can be used to support and augment those images. Others are not quite as clear cut, such as the 42 choices given in something called the CRMLS Matrix – the dominant listing platform for Southern California – for the exterior feature labeled “View.” Some of these data points are very objective such as the physical address, the square footage of the house and the lot, and the number of garage spaces.

One of these tools is the listing itself and the myriad data points used to give potential buyers information on the house. However, there are other useful tools available when it comes time to market your house. The pictures of your house are THE most important part of your listing. We all know the adage “a picture is worth a thousand words,” which aligns completely with the advice given frequently in this space.
